Timeline Buying Subsale Property


Timeline for Purchasing Property from the Secondary Market (Subsale):


1. Loan Eligibility: Verify your loan eligibility.

2. House Search: Look for your ideal house.

3. Booking: Sign the booking form and pay a booking fee (usually 3% of the purchase price) to the agent.

4. Lawyer Appointment: Hire a lawyer for the preparation and signing of the Sale and Purchase Agreement (SPA).

5. Loan Application: Apply for a housing loan.

6. Approval & Offer: Sign the bank's letter of offer once your loan is approved.

7. Loan Documentation: Appoint a lawyer to handle the loan documents.

8. Sign Documents: Sign the SPA and loan documents.

9. Final Payment: Pay the remaining deposit (10% down payment minus the booking fee) and cover additional charges such as legal fees, stamp duty for the Memorandum of Transfer (MOT), and any differential sum.

10. Title Transfer: Your lawyers will handle the registration of the land title transfer.

11. Loan Disbursement: The bank fully disburses the loan to the seller's lawyer once the title is transferred.

12. House Possession: Take possession of your new house.


Note: The above timeline applies if (i) the house is not mortgaged to any third party (e.g., bank) by the seller and (ii) the title for the house has been issued and registered under the seller's name.
